Liberty SBF Launches New Bridge Loan Product Targeting Middle-Market Commercial Real Estate Investors | News

LOS ANGELES – (BUSINESS WIRE) – Jan. December 2021–

In response to strong demand from borrowers and investors, Liberty SBF, a national commercial real estate lender (CRE), has announced a new bridging loan product for medium-sized commercial real estate investors who previously had few financing options.

The no recourse bridging loan product offers 2 to 3 year financing terms for multi-family and commercial real estate from 5 to 15 million US dollars and an increase in borrowing costs of up to 80% at prices starting from L + 450. The senior financing product enables investors to complete a new acquisition faster than with permanent financing. To qualify for a no recourse bridging loan, which is similar to larger Collateralized Loan Obligation (CLO) offerings, borrowers must meet an existing cash flow requirement.

“Given the increasing competition for assets and the need for funding opportunities for medium-sized businesses, our new bridging loan product offers commercial real estate investors a remarkable way to secure short-term funding and seize opportunities quickly,” said Alex Cohen, CEO of Liberty SBF. “The interest of our broker and borrower community in this product has increased because there are very few non-recourse bridging options available for loans between $ 5 million and $ 15 million at this price point. We pride ourselves on making this available to borrowers and brokers and helping to fill a niche in the market. “

In November, Liberty granted SBF a $ 5.2 million bridging loan to purchase commercial property in Las Vegas, Nevada. Borrowers needed to complete acquisition financing quickly in order to benefit from a below-market value of the asset. At the time of acquisition, the property was 45% let.

Liberty SBF has a national reach and is recognized as a market leader. With a world-class procurement and credit services platform, the team has completed over $ 750 million in commercial loans in 2021 to date. Liberty SBF lends to medium-sized and emerging institutional borrowers at competitive rates and leverage.

Through its Broker Incentive Program, Liberty SBF works with broker partners to provide their clients with bridging loans and earn agency fees. Liberty SBF will close deals within 45-60 days of receiving a signed term sheet and deposit. For a premium, Liberty can close out loans in just three weeks.
