NOTICE ON THE EXCHANGE RATE OF THE DIVIDEND CURRENCY (SOUTH AFRICAN RIM)

On December 7, 2021, Schroder European Real Estate Investment Trust plc (the
“Company” announced its fourth interim dividend for the year ended September 30th
2021 of 1.85 euro cents per share and a special dividend of 4.75 euro cents per share,
This results in a combined interim dividend of 6.6 cents per share.

The exchange rate for the combined interim dividend in
South African cents to shareholders in the South African register are based on that
Exchange rate as of December 13, 2021 and is given below:
