Ave Maria development sees commercial real estate resurgence
Ave Maria Development announces that commercial real estate activity has continued to expand in the city of east Collier County. Demand for office and retail space is booming along with record-breaking new home sales by the master-planned community. New commercial additions to the city include the Loyola Professional Suites, a new flexible commercial building in the Ave Maria Park of Commerce, and several new stores in the Ave Maria Town Center.
The new Loyola Professional Suites will open in July 2021 and comprise 13 executive suites ranging from 120 to 250 square feet. With more people moving to Ave Maria over the past year and working remotely, the demand for a job outside of the home has only increased. The individual professional office suites are located in the 5072 Annunciation Circle on the 2nd floor and over 75% of them are rented by various companies, including: a marketing company, a lawyer, a logistics company and an IT company. The amenities include a lobby, two conference rooms, open space, seating in the lounge and a kitchen area with coffee service. It is estimated that on June 1, 2021, Ave Maria Development will lay the foundation stone for a single-story, 20,000-square-foot commercial flex building in the 17-acre Ave Maria Park of Commerce. The project is expected to be completed in the first quarter of 2022. A traditional retail front is offered with roller doors to the rear of the building, which is ideal for a number of businesses that want a multipurpose space. “With Ave Maria’s unprecedented growth, we decided to develop a commercial flex building in the city where our entrepreneurial residents could start or expand their businesses and thrive with the community,” said Cee Cee Marinelli, Ave Maria Development Director . “By offering flexible workspaces and leasing options, we plan to accommodate small businesses, start-ups and the expansion of existing businesses.”
New locally owned businesses are flocking to downtown Ave Maria, opening their doors and expanding their services. Several new retailers have chosen Ave Maria as the market in Southwest Florida continues to grow. The open-air walk-through city center spans 100,000 square meters and serves as the community’s central hub with over 30 vendors, including restaurants, shops and services.
Maxwell Grace offers unique home decor, gift items, seasonal merchandise, pet accessories and custom silk flower arrangements. When Bridget Corcoran, who lives on Ave Maria, opened the store in December, one of her goals was to work with smaller businesses and support small businesses. Hoja De Menta, a women’s boutique, offers clothing, handcrafted jewelry, accessories and home decor. The owner and fashion stylist Reina Del Mar Torres selects all the pieces by hand in her retail store and offers styling advice. Ms. Torres’ second new store, Ave Maria Bike Rental, offers bike rentals in front of her boutique so adults and children can explore the community. Ave Maria residents Christina Zibell and Adrien Harris saw the need for a local sports store after starting Ave Maria Youth Sports.
