When asked how they plan to achieve their goals, many agents cite marketing, networking, and communication as their steps to success. Unfortunately, many agents are unsure of which specific tactics to try for a high ROI. We’re excited to introduce you to some of the best agents proven tactics to help you end 2021 strong.
In this recent RISMedia webinar, Sherri Johnson, CEO and Founder of Sherri Johnson Coaching & Consulting, points out that many of the tactics used by rookie agents – open houses, expired lists, and direct mail – are suggested because they work. These tactics aren’t particularly sophisticated, and simply by taking the time to practice them can double your business year after year.
Don’t forget about expired offers.
“I think that in this market you tend to lose touch with the basics. They think, ‘everything is moving so fast, why should I knock on someone’s door when it’s already expired’ but it’s almost a no-brainer, “said Kyle Carnegie, director of Realty ONE Group Capital.
Expired offers offer the best opportunities, as the seller was already ready to sell at a certain point in time. Carnegie recently found the perfect home for its buyer and attracted a new buyer by stepping out of his comfort zone and knocking on the door of an expired listing.
Don’t knock open houses.
Johnson says open houses are “the best lead generator ever,” and has shown many agents why.
Megan Owens, REALTOR® at Berkshire Hathaway Home Services, is hosting a slightly different type of open house, specifically geared towards neighbors. She calls it the “curious neighbor” open house and uses it to inspect the neighbors’ house and discuss the sales process with her. And of course she collects her contact details and sends a thank you after the event!
Send personalized notes and gifts.
You’ve probably heard this a thousand times – and that’s because it works! Real estate agents are successful by building relationships. From thank you letters after meeting customers to congratulations on important life events you see on Facebook, sending a personalized message not only shows that you care, but keeps you in mind.
Apps (like Ink) allow you to personalize cards with your own text and photos from your phone. This means that you can send your customers highly personalized cards while waiting for the open house or immediately after customer meetings.
Gifts are another way to show gratitude to your customers. Agent Julie Brittain fills a basket with snacks, a bluetooth speaker, snacks, and blankets to make the moving day a little smoother.
Networking is fun with events.
Events are a great way to develop customer networks! Once her buyers have settled in, Brittain offers to host a free housewarming party for her customers and give her the opportunity to speak to each of the attendees. Agent Megan Owens is also very successful at events and has consistently generated seven to ten deals at some of her larger events.
Prepare for the market.
There is nothing easier than helping your customers get their homes ready for the market. REALTORS® has been suggesting updates to the pre-listing for a long time, with a focus on colors, flooring, landscaping and repairs.
