JWB Real Estate Capital made another investment downtown with the purchase of a two-story office building at 800 W. Monroe St. for $ 2.5 million.

The 21,960 square foot building and parking lot is on 1.45 acres on Monroe and Davis Streets.

Jacksonville-based JWB owns downtown properties including the Porter House Mansion, the Baptist Convention Building, the Federal Reserve Building, and the Seminole Building.

It is also jointly developing a 91 unit townhouse project in LaVilla with Corner Lot Properties.

The property is opposite the Lofts at Monroe Apartments.

“We just thought the price was right as this is a newer building in great condition in the heart of downtown,” said JWB President Alex Sifakis. “We’re really optimistic in downtown and continue to make investments that we think are good.”

Keith Goldfaden and Daniel Burkhardt from NAI Hallmark represented the seller Jax Monroe LLC on the transaction.

The building houses the Brennan Manna Diamond law firm and the Signet Real Estate Group. It’s about 75% rented, said Sifakis.

Sifakis said his group has no plans to make changes to the building.

It is adjacent to the Lofts at LaVilla condominium and is near the Duval County Courthouse and Jacksonville Regional Transportation Center.

The building was last sold in 2008 for $ 2.9 million.
