$9.7 million residential, commercial development planned for northwest Detroit
A trio of Detroit developers are targeting one block in West McNichols for a new mixed-use development of 38 homes and 6,000 square feet of commercial space.
The development, for which approximately $ 1.1 million of fallow land reimbursements are sought, spans three parcels totaling approximately 0.55 acres on the south side of West McNichols Road between Prairie and Monica Streets , three blocks west of Livernois Avenue.
Roderick Hardamon of Urge Development Group LLC, George N’Namdi of N’Namdi Holdings, and Richard Hosey of Hosey Development LLC are leading the project, known as 7303 W. McNichols.
Hardamon told me earlier today that the 38,000-square-foot building is expected to start construction in the third quarter and will take about 15 months to complete.
“McNichols is missing a new, fresh housing density,” he said. “If we were to activate a commercial corridor, what better way than to provide a new housing density?”
The brownfield incentive proposal states that all 38 units target those who earn between 60 and 80 percent of the federally established median area income. In the Detroit-Warren-Livonia metropolitan area, the AMI for a two-person household in 2020 is $ 62,800.
“Our target audience includes university students and faculties from the University of Detroit Mercy, as well as professionals looking for viable options in an area (Strategic Neighborhood Fund) … just a short walk from downtown and the surrounding communities,” the Brownfield said -Application.
The development team is also pursuing a 10-year property tax rebate, property tax rebate for the neighborhood business zone, and a state loan from the Michigan Community Revitalization Program. Federal New Markets Tax Credits are also expected to be used by one of the project’s lenders.
Hardamon and N’Namdi are also co-developers of OSI Art Apartments @ West End on Grand River Avenue, which laid the foundation stone for a new arts and culture district in October.
“We’re going to incorporate art into this building (McNichols) like we did on the Grand River, and the design of the building will pay homage to the homes in the neighborhood,” Hardamon said.
Philadelphia-based Interface Studio Architects is the project architect, while Birmingham-based Lewand Construction LLC is the contractor.
