Colony Capital’s Marc Ganzi on Commercial Real Estate’s Digital Moment
A refrigerator that knows in advance that it will run out of oat milk might sound like science fiction. For Colony Capital, this is just the beginning of a focused shift from traditional real estate to digital infrastructure.
In this episode of the RE interview, TRDHiten Samtani spoke to Colony CEO Marc Ganzi about the “crust movement” towards the digitization of commercial real estate.
Apart from the geological metaphor, the colony’s own digitization journey is proceeding extremely quickly. The company has acquired approximately $ 30 billion in digital real estate over the past two years and has sold billions of dollars worth of traditional assets such as office buildings and hotels during that time.
Ganzi pointed out that the transition to digital infrastructure may have accelerated during the pandemic, but has been going on for a decade. The next big driving force will be D2D, or communication between devices. Use movement and walking data from mobile devices to regulate heating and air conditioning, optimize energy consumption and reduce carbon dioxide emissions in buildings. There is a possibility of reduction.
