Investors who are looking for diversification beyond pure equity can alternatively invest in real estate through direct investments or in shares in listed or unlisted real estate investment trusts (REIT) or in shares of property developers.
Typically, a REIT buys a number of similar properties, maintains that property, collects rent from tenants, and pays a distribution (dividend) to the shareholder, minus maintenance and management fees. REITs are primarily attractive to investors because of their dividend yield, but they also offer capital gains on property appreciation. The majority of publicly traded REITs fall into three real estate categories: office buildings, which are usually located in a CBD; Retail services in the nature of shops and malls; and industry, as warehouses, logistics centers, etc. Other variations exist.
Real estate developers typically buy land, build office, retail, industrial, or residential complexes, and sell those properties. Developers offer a higher risk / return investment than REITs given the lag between build and sale and the capital tied up on a project. Dividend yields are typically lower, but the up and down movement of capital is typically higher.
