Remote Work & Mobility was named as the top topic affecting commercial real estate in the group’s latest report, Top Ten Issues Affecting Real Estate®.
“As we emerged from COVID-19 into a new world of local and global disruption, our industry had to realize that adaptability and resilience are paramount in real estate markets,” Koella said. “It cannot be denied that the pandemic’s disruption has had a significant impact on human behavior in the way and where people work. With workers returning to their offices, landlords and businesses are faced with a repositioning of the workplace and the benefit of easily adaptable and shareable spaces. Time will tell what population migration and land use behavior will continue as all real estate sectors closely monitor and respond. Owners and managers should be flexible to accommodate these demand-driven changes in desired use and location of space. “Koella added that an immediate effect of a return to the office is the residual benefit for restaurants, transportation, shops, dry cleaners and other retailers. from which property owners will also benefit.
The consultants ranked the acceleration and adoption of the technology as the second largest impact on the industry. The pandemic had a universal impact on technology and the real estate industry was no exception. “The stressors weren’t about new technologies, but about their acceptance. Lockdown-related changes in our work, the economy, social structures and our personal behavior forced the industry to put aside any previous reluctance and to accelerate the introduction, “explained Honeycutt.
Third place among the topics highlighted by the group went to environmental, social and governance or “ESG” initiatives this year. The problem has been fueled by several factors, but led by shifts in consumer preferences, regulatory requirements, trillions of dollars in assets being passed on to younger generations committed to philanthropic lives, a blurring of work and social expectations, and one full sprint to attract front runners and retain talent.
“The pandemic was a stress test that uncovered vulnerabilities, appetites, and new and increased risks.
