Former Newmark Broker Launches Miami, NYC Commercial Firm

Former Newmark CEO David Abrams founded a commercial real estate and advisory firm called masonre based in Miami and New York City.
Abrams said the idea is to pool its institutional experience in a small brokerage firm that offers a “more personalized service”.
Abrams, a retail leasing broker, started with RKF in 2010 and stayed with Newmark after RKF was acquired in 2018. At masonre, director Eliot Goldschmidt is the other internal broker.
An office in Los Angeles is also planned to use the connections between the three markets, Abrams said.
Despite its boutique size, masonre has signed more than 50,000 square feet of leases in New York City and Miami since its inception in February. This was in part because Abrams brought some of its institutional clients back from Newmark and maintained its partner relationships, he said.
Overall, masonre has seen more activity on the rental side in New York City and more on the rental side in Miami, albeit not across the board, Abrams said.
On the tenant side in Miami, masonre signed a 1,773 square meter lease on behalf of the Mediterranean café and restaurant Novela at 2323 North Miami Avenue. The group also signed a 1,414 square foot lease on the same property on behalf of yoga and Pilates studio YO BK.
Both have a term of 12 years.
On the landlord side, masonre represented Forte Capital in securing a 9,000 square meter lease with the architecture and design marketplace Material Bank at 45 Northeast 41st Street in the Miami Design District, according to a press release from masonre. It is valid for a term of 10 years. Material bank has not yet opened.
Masonre also secured several new tenants for Crescent Heights’ 1212 Lincoln project in Miami Beach. Rooftop Cinema Club signed a lease for 13,000 square feet, or half of the roof of the project; SunLife Organics signed a 1,200 square meter lease for the first floor; and Peter Alexander Salon signed a lease of 2,121 square meters for the second floor, according to the press release. All have a term of 10 years.
Masonre also signed office contracts in New York. It represented subscription-based personal care products and services company Athena Club in renting an office at 915 Broadway and architectural rendering visualization company Volley Studio in renting an office at 45 Main Street.
It also represented the landlord AFIAA Swiss Fund in securing a 4,341 square meter lease with the Madame George whisper bar on the lower floor at 45 West 45th Street.
