Forum Equity Partners Raises $125 Million for its Real Estate Impact Fund

  • The Forum Real Estate Income and Impact Fund (“REIIF”) is a private, open-ended fund investing in Canadian residential rental property that focuses on multi-family housing, purpose-built student dormitories (PBSA) and co-living communities in limited markets

  • Initial annual payout of 4.5% (mainly return on investment) with a target annual net return of 8-12% *

TORONTO, Dec 16, 2021 / CNW / – Forum Equity Partners (“Forum”) launched REIIF and completed the initial financing on December 8, 2021 with a $ 125 million Capital increase. The funds will be used to: a $ 240 million Seed portfolio of rental residential properties across Canada in the targeted multi-family asset types and geographies of the REIIF.

“REIIF is benefiting from the growing demand for rental housing and helping to improve the affordability of housing that has been made difficult by population growth and rising property prices across Europe Canada, “said Aly Damji, Partner – real estate. “With a focus on high-growth multi-family housing, PBSA and co-living communities in restricted supply Canadian markets, REIIF provides sustainable, desirable and comfortable accommodations to a wide variety of renters,” said Damji continued.

The REIIF’s investment highlights include:

  • Safe distributions (mainly capital repatriation) supported by a conservative balance sheet and strong liquidity.

  • Improved financial returns and a future-proof portfolio by adopting robust ESG practices.

  • Protection against inflation through higher tenant fluctuation in PBSA and Co-Living, which offers the opportunity to adjust rents more frequently to market levels.

“The seed portfolio with real estate in Toronto, Ottawa, Montreal, and Vancouver, offers attractive cash flow and growth prospects with a lower risk profile than other real assets given the design and construction of the portfolio, “said Rajeev Viswanathan, CFO and partner. “In addition, REIIF benefits from the spread between an attractive real estate return and low cost of debt that is achieved with CMHC-insured real estate mortgages,” added Mr. Viswanathan.

The story goes on
