Marketing Agency Swaps Space for Downtown’s One Main Place
Imagination, a fully integrated traditional and digital marketing agency, is moving to a 28,838-square-foot redesigned office suite on One Main Place at 1201 Main St., Dallas.
The company is moving from Energy Plaza in the first quarter of 2022. JLL’s Caroline Leary, Andrew Scudder and Russ Johnson represented the landlord, while Rich Young Jr. and Rich Young represented the tenant.
“Our primary focus was to make the office feel creative, collaborative, and comfortable,” said Taylor Calise, CEO of Imaginuity. “We pride ourselves on creating a space that enables us to accommodate, hire and retain the best talent in this post-Covid work environment.”
Imaginuity wanted to create a showcase for its employees and has partnered with the KFK Group to bring their vision to life. The bespoke office space includes meeting corners and huddle areas, open ceilings and concrete floors to generate open energy.
Corresponding Employee preference barometer from JLL reports, the work-life balance is the main concern for more than half of the workforce (59 percent) today. Employees seek structure and want to work together, and a great office is the best way to retain employees.

Tradepoint 45 East, a 610,000 square meter industrial distribution center in Wilmer.
Pross Design Group
Rosewood Property Company and Champion Partners have started construction Tradepoint 45 East, a 610,000 square foot industrial distribution facility in Wilmer. Rosewood Property acts as an equity partner while Champion Partners is a developer and co-investor. The construction of Tradepoint 45 East is expected to be completed in the third quarter of 2022. Pross Design Group is the project architect, Kimley Horn is the civil engineer and The Conlan Company is the general contractor.
CSC has leased 301,995 square feet of industrial space in the Everman Distribution Center, 1101 Everman Parkway, Fort Worth. Trey Fricke and Reid Bassinger from DFW Lee & Associates represented landlord The Hollingsworth Companies. The tenant CSC was represented by Tom Golarz and James Ewing from Colliers International.
Centurion Construction American Enterprises sold 37 hectares in Saginaw. The buyer, Falcon Commercial Development of Dallas, plans to build a 320,760 square meter front load warehouse. Dan Spika of Henry S. Miller Brokerage’s Industrial Division represented the buyer.
Amplex Corporation has rented 146,748 square feet at 2750 114th St. in Grand Prairie. Mark Graybill and Reed Parker of DFW Lee & Associates represented landlord Prologis.
West bank houses has rented 81,280 square feet of industrial space at 6425 Campus Circle, Irving. Ken Wesson, Adam Graham and Chris Hillman from DFW Lee & Associates represented the landlord Longpoint Realty Partners.
ML real estate partner, of Itasca, IL, acquired 72,000 square foot office warehouse and 5.5 acres at 2520 Marsh Lane in Carrollton. Jim Turano in Henry S. Miller’s office division represented the seller, 2520 Marsh Lane. The building, built in 1997, has around 7,325 square meters of office space, a 24-foot ceiling height, a drive-in shaft and six outside gates.
Agridim signed a new 40,000 square foot industrial lease with LFA Machines at 6601 Will Rogers Blvd. in Fort Worth. Lyndon Todd and Kirk Kelly from Transwestern represented the tenant.
Jorstin Transport Services signed a new 28,183 square foot lease with Cabot Properties in the Everman Trade Center, Fort Worth. Frank Jester from Transwestern represented the tenant.

Estrella in Broadmoor
Estrella in Broadmoor, a 96-unit apartment at 8021 Calmont Ave. in Fort Worth, was sold. Al Silva and Ford Braly at the Marcus & Millichap Fort Worth office represented buyers and sellers.

5420 W Plano Parkway, a two-story, 31,138-square-foot office building that was sold to a company that will use the premises as corporate headquarters. Transwestern represented the seller, the US Healthcare Group. Transwestern’s Tom Clarke and Jeff Smith supported the transaction.
Fort Worth city center signed new leases with several companies including BNY Mellon (6,270 square feet); Brown PC (2,650 square feet); Daniel, Moore, Evans, Biggs, Decker, and Smid (4,300 square feet); Alston & Bird (5,700 square feet); and Truist Bank / CRC Group (5,868 square feet).

Aakha Biologics and ReCode Therapeutics have secured space in a new state-of-the-art communal laboratory facility in Pegasus Park in Dallas. Aakha Biologics discovers and develops biologics to develop life-saving therapies for cancer patients. Originally incubated at Alloy Therapeutics’ venture studio in Boston, Aakha recently relocated its headquarters to Dallas to join the growing community of BioLabs co-working lab spaces. ReCode Therapeutics, an integrated genetic medicine company that develops targeted, disease-modifying treatments for respiratory diseases such as cystic fibrosis and primary ciliary dyskinesia (PCD), has offices in Dallas and Menlo Park, California.

Parks Living Trust bought the 101,136 square foot space Eastgate Plaza Shopping Center at 4445 Saturn Road in Garland. Structure Commercial’s Eric Deuillet, John Hiller and Scott Rose negotiated the sale.
The previous one Academy Sport and Outdoor located at 3677 W. Emporium Circle in Mesquite was sold to a user of a beauty goods warehouse. The 73,872 square foot facility was a former retail big box store on 9.2 acres of land. Transwestern’s Mason Bishop assisted the commercial sale on behalf of McMillian Investments, LTD, the seller.
The former location for Carrington College located at 3733 W. Emporium Circle in Mesquite has been sold to an investor. The 42,977-square-foot facility was a former retail store that was converted into a vocational college in 2010. Transwestern’s Mason Bishop facilitated the commercial sale on behalf of Spirit Realty, the landlord.
Andy Anderson of Restaurant Properties Group founded DFW Texas Group Investments and the first acquisition of 1000 E. State Road 114 in the South Seas. Texas Group Investments plans to redevelop the former bank property for restaurants, retail, or medical purposes. The buyer, 1000 E SH 114, LLC, was represented by Andy Anderson of the Restaurant Properties Group. CBRE’s Jenna Gilbert represented Regions Bank, the seller.

Nuri Grill, an upscale, Asian-inspired steakhouse in Koreatown, has rented 4,000 square feet at 2254 Royal Lane and plans to open Nov. 9. The concept was developed by Wan Kim, originally from Korea and the CEO of Smoothie King. His lifelong passion for food and business led him to found Nuri Grill.
Sushi rollin, a Japanese restaurant selling sushi, sashimi, fusion bowls, and more, has rented 1,820 square feet of retail space in Orchard Village, a mall at 1288 W. Main Street (FM 1171), for a new location. Cameron Mai negotiated the restaurant with Weitzman. Giovanni Scardino and Paul Casella negotiated with Weitzman as leasing agents for the center.
Hawaiian Bros has opened its first Dallas location at 6011 Greenville Ave. The popular Hawaiian fast-casual concept plans to open five locations in Dallas and the northern suburbs this fall.
