Pueblo real estate is booming with buyers looking for a slower lifestyle

PUEBLO – Housing developments are popping up throughout Pueblo County, from the mesa to the west side. So what’s driving this boom in Pueblo’s real estate?

The answer could be people like John Beaupre. Beaupre has spent the past 40 years as a single father raising his daughters in Boulder through high school degrees. Now that his kids are in college, he’s decided to focus on himself. The first step in his new chapter was moving to Pueblo in July 2020.

“I feel like I’ve turned the clock back 20 years,” said Beaupre, pondering his new life in Pueblo.

“No traffic jams. Now there are crowds in the shops or in the restaurants. No overcrowded starting points. “

Casey Edwards, broker-owner at Remax of Pueblo, says these types of moves are a growing trend.

“What I really think happened, especially in the Denver market, is because people are tired of being in the big city, taking advantage of the real estate they have up there, coming here … with a lot of times cash … and buy something and stay in our community. Said Edwards.

According to Edwards, houses in Pueblo sell for well over $ 200,000 – roughly double what it was five years ago. Also, the number of out-of-town agents selling houses in Pueblo rose from 2-3% to 7.5% in the past year.

However, a house in Pueblo is still about half the price of a house in Boulder or Denver, Beaupre says.

Beaupre also happens to be a real estate agent and says people often assume that is why he made the move.

“Real estate is one more reason to think about Pueblo, but for me it really is the quality of life! I would probably pay as much to live in Pueblo as Boulder or Denver because I think the quality of life is better. “

Edwards says there is only a month-long supply of homes in Pueblo right now, but not enough large builders and developers to meet the demands of the market.
