Realtors react to Pine Belt’s fast-paced housing market

PINE BELT, Miss. (WDAM) – Homes in the Pine Belt are selling as fast as they come on the market.

A local agent says that if you want to buy a home, you need to find a lender and get pre-qualified as soon as possible.

“We still have a shortage of supply at the moment. So as soon as houses come on the market, they go away just as quickly because the buyers we have now are ready to buy them today, they are qualified, and as soon as what they are looking for shows up, it gets snapped up says Kacie Kemp, agent at Remax Town & Country.

According to Kemp, homes in the $200,000 price range and under are in high demand, causing them to disappear from the market

“If you are a seller looking for the best price and bargaining power, now is the time. Because there’s such a lack of offers, you have more opportunities to negotiate terms and prices,” says Kemp.

Bruna Bezerra, a broker at B&Co. Realty, says because the market is so competitive, homebuyers must be willing to bid above the asking price.

“We’re not in the market where you see something you like, you can wait three or four days to look at it. My client used to like something and it was like, ‘Ok, let’s look at it this weekend.’ But that’s not the market we’re in. If you see something, you have to look at it that day or maybe the next morning if you want to try and bid,” says Bezerra.

Both realtors say home buyers need to be prepared as the market doesn’t allow time for price negotiations.
