SMDC’s Trees Residences makes the most sense for young real estate investors
When buying a condominium, a potential buyer often does so for two reasons: to live in the apartment or to rent it out. For many of these buyers, the purchase is viewed more as an investment as they can in turn rent and earn the unit while enjoying the appreciation of the property. This seems to be the case with younger people who are starting to invest in real estate.
“Most condominium buyers are between 30 and 45 years of age, according to interviews with various agents,” said Catherine Reformado, Associate Director-Research Division of Leechiu Property Consultants. “These are either start-up families (first-time home buyers) or investors (unit for rental). There are also younger millennials (under 30 years of age) who buy for their own use, but mainly those in the price range from 2 million to 4 million PHP. “

For the younger millennials who have just entered the labor market, Leechiu research shows that they are generally first-time home buyers looking for places that are accessible to their place of work. Reformado adds: “They want a unit that is close to everything and still affordable.” Renting out an apartment and generating passive income is also interesting for these buyers, according to Reformado.
“There is greater market awareness,” she adds of this generation of property buyers. But she is well trained to know how important it is to 1. invest young, 2. liquidity and 3. secure your own future. Reformado points out that “Real estate is just one way of increasing wealth and generating income with secure growth in value. That’s why they save money early on in their careers to buy a property. “
