Third phase of the RE/MAX Real Estate Index:

A year after the pandemic began, every third buyer says their next home will be in the country

LAVAL, QC, May 10, 2021 / CNW Telbec / – The RE / MAX Real Estate Index is the result of a large regional biannual survey of Quebec residents’ plans to buy or sell their homes 1 and other related topics. This third phase offers interesting insights into the residents’ changing intentions since the beginning of the pandemic. When asked where their ideal future home would be, one in three Québec residents chose the country, a dramatic leap from the spring of 2020, when one in five residents referred to it as such.

In particular, the survey shows that 38% of prospective home buyers preferred the suburbs. The country took second place (33%) and the city came third (25%). That’s an increase of 12% for the land and an 8% decrease for the suburbs. The preference for the city increased slightly by 3%.

Last year’s events don’t seem to have affected the confidence of future home buyers and sellers: 47% of respondents said they’d want to shop within five years, up 7% from last year, while 41% of respondents said they’d want to shop within five years this planned to sell, very slightly by 4%. The pandemic had an impact on the schedules of 35% of respondents, with 29% choosing to postpone buying a home while 6% choosing to buy earlier.

The survey shows that 94% of prospective sellers are confident of getting the asking price, which is not a big surprise given the current market.

What are you buying?
Among the respondents who said they wanted to buy a property within five years, half (50%) intended to buy a single-family home, followed by a condominium (17%), a cottage (10%) and a residential house (9th century) )%).

Some regional differences
With this type of survey it is interesting to see regional differences with certain criteria.

• The Montréal area had the highest percentage of those who wanted to buy within five years (45%) while Montérégie had the lowest percentage (30%).
• Montréal also had the highest percentage of respondents who wanted to sell within five years (43%), while Trois-Rivières /Drummondville had the lowest (30%).
• Three rivers /Drummondville had the highest percentage of respondents (29%) looking to buy their next home in town, while Laurentians had the lowest (5%).
• The highest percentage of respondents looking to buy their next home in the suburbs is in Trois-Rivières /Drummondville (40%), while the lowest percentage is among the Laurentians (13%).
• Respondents in the Laurentians had the highest preference for buying their next home in the country (81%), while respondents in Trois-Rivières /Drummondville had the lowest (29%).
• Montréal and Gatineau were the two regions where respondents showed the greatest interest in leaving large cities to move to the suburbs or the countryside (23% each).
• Respondents in the greater Montréal area said their ideal future home would be in the suburbs (38%), followed by the countryside (31%) and the city (26%).

Favorable opinions from brokers
For the first time, the RE / MAX Real Estate Index surveyed prospective home buyers and sellers for their views on real estate agents. From a range of statements presented to respondents:

• 87% agreed that selling through a broker ensures that every part of the process is legal.
• 87% said that informed advice from a real estate agent was helpful when buying or selling.
• 83% would be tempted to sell through a broker to calm down.
• 81% said dealing with a broker reassures them and gives them a sense of protection should a problem arise.

The next RE / MAX Real Estate Index will be carried out in autumn.
