Unique commercial building going up in Lebanon | News

Motorists on North Cumberland Street in Lebanon have likely noticed a building on the northwest corner of Forrest Avenue. The new structure will have a unique layout and will cater to an emerging demographic of business owners. The project’s developers said it was exactly what Lebanon needs.

The 10,000 square meter building will be divided into office and light production or assembly areas, with around 25% offices. William Griffith of Callis Ventures Commercial Real Estate said they designed it for small business owners.

“This would be ideal for HVAC, research and development, or startups that don’t necessarily have a lot of pedestrian traffic,” he said. “People who don’t need a huge box to work, but still need space for an office.”

Griffith suggested that the mixed-use space would be ideal for the production of light trucks, an economic component that can easily be overlooked when huge commercial facilities arise all over Wilson County.

“There really aren’t that many flexible spaces like this in Lebanon,” he said. “This is actually our first foray into a building of this style.”

Griffith and his team saw a need. They saw a lack of light stores in the area and decided to do something about it.

Griffith said he had a personal bond with the property. Once there was a gas station on it. The gas station was operated by Griffith’s great-grandfather.

“This is a property that we have had in our portfolio for several decades. About 10 or 15 years ago we eliminated the environmental hazards and waited for the right time to develop. “

With recent successes like the Hankins Station commercial property on the corner of West Baddour Parkway and North Greenwood Street, Griffith said they had timed this development.

Rent the space

The Dunn Commercial Group is the listing agent currently trying to fill the units. Kaileigh Dunn said the space, which is expected to be completed in the fall, has received a lot of attention and that several potential renters have asked but no contracts have been signed.

Jim Agee, a commercial realtor with four decades of experience in Lebanon, said, “You can expect commercial growth to follow residential real estate growth.”

Several large subdivisions are being developed or planned for the north of Lebanon.

“It (growth) was mainly in the west and south. Then the east and the north followed. A lot of residential development has started in the north of the city in recent years. “

Agee also said that it’s quite common for a commercial park to be completed before final leases are signed, but that he doesn’t expect tenants to take long to find.

“Once you build it, start advertising and put up a sign, it usually fills up.”
