Eight Digital Marketing Tips For Real Estate Agents
The days of expensive direct mail, radio and television campaigns are coming to an end, and more and more real estate agents are turning to digital marketing to attract new customers and sell more homes.
As the Chief Marketing Officer of Marketing 360®, I regularly work with real estate agents willing to take a digital approach to their marketing efforts. Given the booming real estate markets in many parts of the country, how are real estate agents taking a successful approach to digital marketing? Here are eight tips that I’ve found extremely effective:
1. Create a niche.
Buyers and sellers are looking for local experts in their price range, target area and property type. Focusing on a specific neighborhood, property type, and price range allows for a more targeted campaign that reaches the right audience.
2. Create a website.
An important step in reaching the right audience is building a highly convertible website that is mobile optimized and targeted at your niche. Using an Internet Data Exchange (IDX) list program on your website allows for great functionality and high SEO score to ensure your website is found.
Here are a few things to keep in mind:
• Make it easier to request more information with contact forms and clear calls to action.
• Make properties easy to share on social media.
• Include lots of local images to instantly connect with visitors.
3. Make the most of social media.
Building a strong social presence is essential to success, especially on Facebook, Instagram, and Pinterest. Share videos and photos of real estate. Post tips for buyers and sellers and mark local hotspots to ensure there is a constant stream of content across all platforms. Also, consider putting some of your marketing budget into social ads, which can be extremely powerful.
4. Create video content.
Creating videos of specific properties is great and takes very little effort. For example, live video on social media is a great way to showcase a property with just your phone. FAQs and tip videos are also a great way to keep people occupied. Buying and / or selling a home can be stressful, and providing answers to frequently asked questions or quick tips can build confidence and help with a steady stream of video content.
5. Use customer relationship management software.
CRM (Customer Relationship Management) software is a foolproof and organized way to take notes on leads, current customers, and traits. CRM software can also help send automated emails for holidays, birthdays, and other special occasions to keep leads and customers busy.
CRM software can also be useful for sorting customers by the neighborhoods they are interested in, the number of bedrooms they want, etc. so you can quickly inform your customer pipeline of new properties.
6. Build a strong online reputation.
In most cases, consumers turn to online reviews before deciding what to buy, what service providers to use, or who to work with in buying or selling a home. Ask each buyer and seller to leave a review. More positive reviews lead to more business!
7. Dominate the first page of Google.
When buyers and sellers are looking for a real estate agent, they are likely turning to Google. On page one, looking for the top niche keywords that buyers and sellers are looking for is key. Proper website optimization, e.g. Things like optimizing title tags and meta descriptions, creating pages for specific niche keywords, and regularly updating your blog can all help with organic ranking. Since organic ranking takes time, investing in paid ads is also important to ensure top placement.
8. Place remarketing ads.
By placing remarketing ads in the Google Display Network, on YouTube, Facebook, Instagram, etc., people are recorded who have already visited a website or a social page or viewed a video. Consumers often spend weeks or months looking for service providers. It is therefore of the utmost importance to always be up to date. This can be achieved with remarketing ads. Changing your ads regularly to showcase new properties will keep people interested and engaged.
